This is a large home in a nice little neighborhood (please park respectfully on the house side of the road only). full of great items. There are co!ns, comics, collectibles, Barbie Dolls, Cameras, tools, furniture, pharmacy items, collectibles, tons of tools, power tools, hand tools, old planes, hardware, racks, vintage clothing, beds and bedding, garage items, china and glassware, household items and decor and much more! If you have questions, please read below (its only a 4 minute read). If that doesn't have the answer, email or call us anytime.Please park on the house side of the road as directed and leave driveway open for loading.We cover all of New England and often get new customers that have not shopped with us before, or maybe just have never been to a professionally managed estate sale. To make things as STRESS FREE as possible for our customer, our buyers, and ourselves, we have tried to explain the entire process in this way too long explanation(sorry). We are often working, driving, or knee deep in a shed full of stuff, so please call rather than text if you have questions.THE LIST--We will post a list outside the home so that people arriving early in the morning, or the night before can sign in. This list will be posted the night before the sale after midnight. We post it when we finish working the night before the sale. Please do not call and ask what time the list will go up, or call us at 3am with a question. We can't give good deals at the sale if we get no sleep! :Once you sign the list please remain near your vehicle and stay off the property as the home will be occupied until a couple hours before the sale. You're welcome to leave and come back, but we can't have people peeking in windows, peeing in the bushes, and doing things that make the neighbors call the police. This list determines the order people will be let into the sale as we will probably have a line in the morning. (we do for most sales).. You are welcome to stand in line, but the list determines the order you get to enter.We sell ALL the items far below retail value, and try our best to be as quick and efficient as possible. With such great deals, sometimes there will be a line to get in, or to pay, and we ask that you are patient with us so we can help everyone get what they came for. We will do our best to make you a great deal! Most items will be priced, and we reserve the right to price items at checkout in case of a lost tag or discrepancy. We can make mistakes, and if you have a question about something, or you think we got something wrong, please feel free to ask.There is always only 1 person cashing out customers. We will empty your bags or boxes and will count each item. Please do not ask another attendant to cash you out be prepared to wait a few minutes to checkout during the busy times. The bargains are worth the wait!No one is allowed in early, and no prices can be given out, or any items sold before the sale. This makes it fair for everyone.We offer a bunch of things a lot of other estate companies don't....--we will help you carry items to your car once the initial rush is over. (Not responsible for damage or injury if we help you move items).--We will have a porta potty or bathroom facility available for your convenience-- We will be able to arrange a later pickup date if you can't take your large item right away. (must be paid in full to hold)--We will sell items over the phone after 12pm on the 1st day, but you should come in person if you can,--We will have some packing paper to make your trip home with your treasures a bit safer. Bring boxes or bags, you're going to need them!Absolutely no animals of any kind or size, food, or drink, can be allowed in the home. We have customers that have allergies, etc. and animals are not allowed.We will have a trashcan to dispose of your coffees, or any other items before you enter if needed.This is an in-person estate sale where items are sold first come first served (so get there early) to the first person that gets the item and purchases it. There is no bidding or online sales, and we cannot ship items. We will allow you to make a pile of sold items, but reserve the right to ask you to settle up at any time. If do choose to make a pile and have a pricing question, ask before you put the item aside. We assume if it's in your pile, you bought it.(normal estate sale procedure). We cannot allow buyers to hold an item and think about it. it is either sold to you, or available for someone else to purchase.We price 90% of items offered for sale. We don't price little things like individual kitchen items, trinkets, etc. All the items of significant value will be priced. Sometimes people do remove tags, so please be patient, as we reserve the right to price all items at time of sale.All items are sold AS IS where is, and there are no returns, refunds, or exchanges. If you break something, we do expect you to pay for it. Please handle all items carefully. We cannot let you fire up the millennium falcon in the garage, but will make sure you can plug things in or start them up before you buy them. We want everyone to feel comfortable about their purchase as there are no refunds or returns..PAYMENT METHODS-- We accept and prefer CASH, but will accept a credit card with a strict $50 minimum and 4% fee to cover the transaction costs if you run out of cash and want to keep buying. These sales often benefit someone transitioning to assisted living or a grieving family paying for final expensesand the extra fees to use cards add up fast.It is WICKED BAD to steal. We have cameras, we have people watching.. PLEASE DO NOT STEAL. We will prosecute you, etc!Please do not open cabinets and drawers, or closets that are taped off. Everything for sale is out in the open. This is not national treasure, and we cannot have people pulling up floorboards and crawling into the attic looking for George Washington's wig, or a lost copy of the Declaration of Independence.The pictures once posted, are the only pictures available of the items and the best representation we have.. We cannot go back to the location to take more pictures and measure items, etc...best to come to the sale! We cannot guarantee any item's condition over the phone.You can normally catch us the day before the sale by phone to check a small detail, or measure an item, etc., as we will be there doing final setup. We are happy to provide what approximate knowledge we have, but are not at the house 24/7. Buyer responsible for inspecting items at time of purchase.This estate is private property, and we reserve the right to ask you to leave at anytime for any reason.You enter the property at your own risk. The company or homeowner not responsible for accident or injury.PLEASE be cool! Everyone has been under some sort of stress lately. Some buyers are dealers, some collectors, some random shoppers on a walk that popped in. Some may not have been to an estate sale before and know not to touch someone's pile in the sold area, or other etiquette sale practices that you may consider common knowledge.We know tensions can run high because of the great bargains to be had and competitive nature of the business. Sometimes people don't get the price they want. Sometimes we don't get the price we want. Someone may park foolishly, or run and run like mad to try and get to an item before you. We will not tolerate aggressive behavior towards staff or other customers (pushing and shoving, yelling, arguing over items, etc.Whatever the situation, please be polite to the staff and other customers at all times. It gets crazy sometimes, but it's always fun, always tons of deals, and stress free if you let it be!
